Job Location: Denver, CO
Compensation: $70,000 annually plus bonus!

Work Hours: Standard work hours (8:00 am - 5:30 pm) Monday - Friday with occasional weekend and evening work. Must be available to work Holidays.

Property Manager Responsibilities
- Market, show and rent apartments including qualifying prospects, processing applications, credit checks, verifying previous rental references and maintenance of inquiry and waiting lists for prompt rental of vacant units.
- Collect monthly rents, security deposits, late charges, laundry money, etc., write receipts, and deposit the funds into appropriate bank accounts within one (1) day of receipt.
- Monitor rent delinquencies and make collection efforts to secure payment.
- Become familiar with all appropriate Federal, State and regulatory agencies and their requirements.
- If necessary, serve legal notices to tenants for non-payment of rent or other violations of their tenancy, signing as agent of CHP Property Management Group for affidavits and court documents necessary to commence eviction proceedings.
- Complete and submit to the Corporate office required paperwork including but not limited to rental agreements, tenant certifications, management reports, rent status report, upcoming vacancy report, delinquency rent report, rent roll and any other information needed by the Corporate office in a timely manner.
- Approve and maintain petty cash expenditures.
- Review, approve and submit invoices for payment within allowed time constraints.
- Develop and maintain accurate files on all tenants and units.
- Assist in budget compliance by monitoring expenditures.
- Communicate with prospects, residents, employees, supervisors, agency personnel, telephone calls, suppliers, contractors, and the neighborhood in a professional manner.
- Resolve any conflicts, complaints, or requests with or between residents.
- Maintain good public relations with the community by conducting all property activities in a professional manner.
- Accept employment applications and conduct preliminary interviews, reference checks and selection recommendations. Submit accurate and complete employee records to the Corporate office in a timely manner.
- Train supervise and monitor performance of property employees.
- Accept responsibility for the overall cleanliness of the property. Property grounds, landscaping, laundry room, parking lots and common areas must always be kept clean and free of debris. This includes snow/ice removal.
- Always monitor and upgrade security and safety procedures. Train residents and employees to take appropriate precautions. Report all accidents, injuries, or property damage to the Corporate office immediately.
- Complete building and unit tenant turnovers. This includes collecting tenant keys, rent owed, conducting move-out inspections, completion of Turnover Worksheet recording calculation of charges and deposit refunds, scheduling of vendors/employees for maintenance, repair, cleaning, and painting.
- Be responsible for all minor repairs both interior and exterior.
- Accept on-call responsibilities and respond to emergencies/safety hazards.
- Conduct quarterly inspections of the entire property, both buildings and grounds.
